Next week Skanska will have its second Early Design Guidance (EDG) meeting for its proposed 30-story residential tower in Belltown. The project was denied at its first EDG meeting in May.

Located at 2208 4th Avenue, plans call for the construction of a 30-story tower with 307 units, 7,000 square feet of street level retail, and below grade parking with 154 stalls. The tower’s amenity space includes a terrace on top of the podium in addition to the rooftop.

Some of the project’s goals focus on activating 4th Avenue through open spaces and its street level retail amenities, plus the inclusion of family sized units. The tower’s podium includes 10 three-bedroom units which received approval from the board in the first EDG meeting.

On the other hand, the board’s concerns at the first EDG meeting mainly focused on the tower’s massing and scale, especially in relation to its surrounding neighborhood context. The latest design plans show the podium level in line with its neighboring buildings. This was done by relocating some of the mass of the previous podium design up into the tower levels.

The design also features a pedestrian passageway from 4th Avenue through to the alley, falling in line with the Belltown Neighborhood Plan to utilize alleys as connections to streets.

2208 4th Avenue will be Skanska’s second multi-family development in the region. They previously completed Alley111 in Bellevue, a 260-unit building featuring 6,000 square feet of retail space. They are also currently under construction in the downtown core with 2+U. The 38-story office tower will be lifted 85 feet off the ground, creating space for an urban village below. 2+U is expected

Skanska formed the 19,440 square foot site last October after purchasing three properties for a total of $21.6 million. Their 2208 4th Avenue team includes Grzywinski + Pons of New York City and VIA Architecture of Seattle.

The development’s second EDG meeting is at 5:30 pm on Tuesday, June 19 at Seattle City Hall, Room L280.
