Bosa/3rd & Cherry
Bosa returns for its next design review meeting for the Civic Square project at 601 4th Avenue in Downtown Seattle. A few plans have changed for the project, now called 3rd & Cherry, since its last design review meeting over a year ago:
- The tower has increased one story to 58.
- The unit count has gone down from 500 to 423, likely creating larger floor plans.
- Parking has been reduced from 640 to 586 stalls on 8 levels, 6 of which will be below grade and 2 at partial grade. Some stalls maybe be double stacked via car lifts.
- The tower’s placement on the block has slightly rotated and shifted further northeast.
- The 28,000 square foot retail space along Cherry Street has been reconfigured.
- The residential lobby is located on 4th Avenue, facing City Hall.
- A fountain with jets has been added to the water feature in front of the residential entry.
- The water feature that “connects” to the one running through City Hall now runs in a “linear channel” downhill.
Bosa/3rd & Cherry
Floor plans at 3rd & Cherry include 1-, 2-, and 3-bedrooms ranging in size from 700 to 1,700 square feet. Four penthouse homes will be located on the 55th floor with upwards of 2,600 square feet.
Amenities include a gym overlooking the lower plaza toward 3rd Avenue. The entire 57th floor presents nearly 9,000 square feet of amenities, including: a lap pool, sauna, steam room, kiddie pool, private lounges, deck, garden lounge, community lounge, and a kitchen for events.

The development also includes the construction of a 27,000 square foot public plaza concentrated along James Street from 4th Avenue down to 3rd Avenue. It has been divided into three zones: the upper plaza, terraced gardens, and lower plaza. A public elevator has also been added to connect 3rd and 4th for plaza users. Lastly, an entrance to the Pioneer Square Station will be located on the south side of the block on 3rd Avenue.
The 3rd & Cherry team includes Joseph KM Cheng Architects of Vancouver; Joseph Wong Design Associates of San Diego; and PFS Studio, landscape architect. Bosa typically serves as its own general contractor. The design review meeting for 3rd & Cherry is at 5:30pm on Tuesday, April 2nd at Seattle City Hall, 600 4th Avenue, Room L2-80.
