Amazon Leases Office Space at 300 Pine

It was announced on Monday that Amazon has leased the top 6 floors of office space in the Macy’s building at 300 Pine Street. This comes on the heels of the announcement that Amazon will lease all 722,000 square feet of office space in the new 58-story skyscraper at Rainier Square. The terms of the 300 Pine lease have not been announced.

Starwood Capital Group owns the office space, now called 300 Pine; purchasing levels 5 through 8 in 2015 for $65 million and acquiring levels 3 and 4 last month for $50 million. In total, Starwood’s owns more than 475,000 square feet of office space in the building. Floor plates are about 80,000 square feet, some of the largest in the city. It was estimated that each floor could hold about 500 workers, bringing over a possible 3,000 Amazon employees to the building.

Starwood is currently renovating floors 3 through 8 which are estimated to be ready for Amazon to move into next year. Amazon will have its own business lobby off Third Avenue and Pine Street along with separate elevators. Additional renovations include a new large private 20,000 square foot rooftop deck, secure bike storage, operable windows and 15’6” ceiling heights. The most notable addition is the two new light shafts that allow for natural light to flood in and illuminate floors seven and eight.

The building is bounded by Pine and Stewart streets, and Third and Fourth avenues. It sits atop the Westlake Metro Transit Station and features onsite parking via a skybridge.

Built in 1929, the building was first home to The Bon Marché. In 1989, the building received landmark designation. Macy’s will continue to own and operate its store on the first two floors and basement.

Starwood’s 300 Pine team includes Callison, architect; and Bayley Construction, general contractor.
