First and Pine (107 Pine Street) Building is returning to its historic roots! An old face is making a comeback at 107 Pine Street. After spending the last 25 years as low-income apartments, the Gatewood is set to undergo renovations to return to its original use as a hotel. Earlier this year the Samis Foundation leased the Gatewood Hotel (originally the Colonnade Hotel) property to Los Angeles-based Lighthouse Investments. The $2.49 million ground-lease agreement runs for 75 years with a 25-year option to extend, including a right to purchase the former single room occupancy hotel.
The Colonnade Hotel / Gatewood Apartments building occupying the corner of First Avenue and Pine Street across from Pike Place Market, is set to become a 96 room boutique hotel with a restaurant and curated retail. Gensler is listed as the architect for the project. The entire 50,000 square-foot building will be renovated and the mechanical system will be replaced. In April the Seattle Landmarks Preservation Board voted unanimously to nominate the exterior of the Colonnade Gatewood building as a city landmark.
A brief history of the century old building. The four-story Colonnade Hotel building was developed in 1900 as a 105 room single room occupancy hotel. In 1912 the building’s northern side (Pine Street) was demolished and reconstructed approximately seven feet to the south to allow the enlargement of the Pine Street right-of-way. During reconstruction, new storefronts and a side entrance to the hotel were added. By the time the building was acquired by Sam Israel sometime before 1981 the run down hotel was known as the Gatewood.
In 1991 the Plymouth Housing Group signed a 25-year lease to operate the Gatewood as low-income apartments. The deal originated after squatters took residence in the building following the Gatewood Hotel’s vacancy in the 1980s. The building received a major renovation in 1991 including seismic upgrades. At the end of Plymouth’s lease in 2016, the upper floors were vacated. The remaining street level retail soon followed in early 2017 with its last tenant leaving in June.
