Laconia Development and their partner, Vanke, formally broke ground this week on their new 41-story residential tower at 600 Wall Street. It was also revealed that the tower has a new name: Spire. The project initially planned for 352 apartment units, however, it was announced that the project has switched from apartments to condominiums.

Spire’s residential units will be among floors four through 39. Floor plans include urban one-bedroom, one-, two-, and three-bedrooms. Although the tower currently plans for 352 units, the total count may change as some buyers choose to combine units. Units combined on the northwest corner of the tower would include views of the Space Needle and Olympic Mountains.

Levels four through 23 will feature units ranging from 520 to 1,170 square feet, with prices between $450,000 and $1.6 million. Levels 24 through 37 unit sizes will range from 550 to 2,000 square feet with a price range of $700,000 to $3.5 million. Then the penthouses, located on levels 38 and 39, will range from 1,225 to 3,000 square feet, with prices starting at $1.5 million to more than $5 million.

Spire will have 2,000 square feet of retail arranged in bays on each of the tower’s three corners. Level three will include a co-working lounge and wellness center. Spire’s amenity space, also known as the “Spire Club” will be on levels 40 and 41, and include two rooftop gathering areas, barbecue stations, a dog run, and indoor entertainment areas.

Spire Tower will also be among one of the first towers in Seattle to have parking done via car lifts, the other being 8 Tower. Vehicles will enter via 6th Avenue and be parked with elevators and automated valets among the tower’s six levels of below grade parking. Some of the planned 315 stalls will even be double stacked.

The tower will face Denny Way near the current Battery Street Tunnel ramp to Aurora Avenue N. The area should become significantly quieter once the new SR 99 Tunnel opens this fall and Aurora is rebuilt as a low-speed street.

Laconia purchased the triangular site over a decade ago for $4.4 million. The 10,665 square foot site previously served as a surface parking lot. Laconia initially planned for a condo project, however, plans shifted to apartments once the recession hit.

The Spire team includes VIA Architecture, architect; and PCL Construction, general contractor.

Presales for the tower will begin this fall. Spire is slated for completion the Fall of 2020.
